Welcome to Guelph’s first high performance Tiny Home! This unique, fully legal backyard accessory dwelling was built to serve as a garden studio and fitness space for two young professionals. The construction of the tiny home is fully serviced with domestic hot water, sanitary connection and hydro. What is more, this highly efficient building features well insulated walls, roof and foundation, triple-pane European style windows, and compact heating, cooling and ventilation systems. The elevated interior boasts white washed pine from floor to ceiling, polished concrete floors and expansive windows to allow natural sunlight to passively heat the building. The impressive exterior captures your attention with its beautiful natural cedar cladding, zero overhang standing seam metal roof, and stunning contrasting windows. Beyond it’s architectural beauty, the true value in this Tiny Home is its versatility to be legally rented out as an office or dwelling space.

Nestled in the heart of Arkell Village, this 1860’s property has been completely renovated from derelict barn board farm house into a cozy high performance home with a coastal modern meets industrial design. Salvaging little more than the foundation, this deep energy retrofit includes thick insulated walls and roof, air tight building envelope construction, ventilation system and high efficiency triple-pane European windows. The interior design presents numerous distinctive features; original exposed timbers, architectural ventilation ducts and flush grills, open rise stair with two storey steel partition, cathedral ceilings, custom stained wood millwork, and so much more. The exterior elevation features traditional wood siding with a modern juxtaposition of vertical wood and steel cladding, and zero-overhang standing seam metal roof. This 160 years old dusty, draughty and inefficient house was successfully transformed into a comfortable, quiet, healthy and durable home built to last for generations to come!

This aging production built home with original finishes received a major renovation to the main and second floor, as well as a 3 piece basement bathroom. The segmented main floor required the removal of multiple load bearing walls to create a wide open eat-in kitchen and dining space, including two tone custom kitchen, built-in appliances, wet bar and large island with seating for six. Just off the kitchen, features a stunning living room with two storey fireplace with reclaimed wood timbers. All new hardwood floors flow throughout the first and second floor are connected by all new custom staircase and railings. The second floor features a new principle suite with built-ins and an all new principle bathroom, including curbless shower, soaker tub and custom vanity. Additional upgrades include all new main bath, new basement bath, new powder room and all new trim and doors.

The new gas fireplace with custom millwork surround offers a cozy sitting room adjacent to the modernized staircase opened to the basement below. The 10′ tall solid mahogany english style framed cabinetry in this bespoke study features exquisite details, including hand carved equestrian insignias, hideaway television and media storage, office storage, and full kitchenette with integrated appliances. The bathroom features curbless shower, custom vanity and linen storage and custom rubinet fixtures. The 10″ ‘reclaimed pine’ floor boards are in fact a wire brushed porcelain tile with electric in-floor heat.
