As a contractor based in Guelph, Ontario, I’ve seen firsthand the shift in housing options over the years. For years, tracks of land were developed into 3000-4000sq.ft suburban homes that most middle-class Canadians could afford. The current landscape offers two extremes: high-rise condos and stacked townhomes on one side, and expensive suburban homes and sprawling estate homes on the other. But where is the housing option for those who want something in between? The type of home that’s just the right size—modest in square footage, but still built with quality and attention to detail?
This is what we call the “Missing Middle”—the homes that sit between small, cramped spaces and oversized, expensive houses. At the moment, it feels as though there’s little in terms of supply for this much-needed, mid-sized housing option. What’s more, these modest homes that do exist, are often in established neighbourhoods, and part of the existing resale market – making these opportunities few and far between.
A Misalignment Between Supply and Demand
The demand for mid-sized, thoughtfully designed homes is clear. People don’t always want to downsize to a tiny condo, nor can they afford the upkeep or expense of a 4,000 sq. ft. home. What many of us want is something in between: a home that’s spacious enough to live comfortably but not so large that it feels empty or requires constant maintenance.
The problem, however, is that this type of home isn’t being built. Due to financial constraints and provincial and municipal policy guidelines, developers have been forced to focus on mass-producing high-density condo units or stacked townhomes. Unfortunately, this leaves those who are looking for something more practical and accessible without many options. On the flip side, with the high cost of a suburban single family home, many who can afford it are fleeing town to buy acreage and build a custom home.
Building Better, Not Larger
That’s where I believe a shift needs to happen. We need to rethink the way we build homes. Instead of focusing on size, we should focus on quality, design, and performance. This is where a Passive House-type approach can make all the difference.
At the heart of building better instead of larger is efficiency. Our high-performance homes are designed to maximize comfort and energy efficiency without the need for excessive square footage. We utilize advanced building techniques and high-quality materials to ensure each space is not only beautiful but functional and energy-efficient.
A well-designed, 1800-2500 sq. ft. home can be just the right amount of space for most families, and with a Passive House approach, you’re getting a home that performs better—keeping your energy bills low, improving indoor air quality, and ensuring year-round comfort without the need for excessive heating or cooling.
The Benefits of a Well-Built, Modestly Sized Home
By focusing on quality and performance, we can build modestly sized homes that suit the needs of today’s homeowners while avoiding the waste and inefficiency of an expensive larger home. A well-built, modestly sized home has the power to provide you with everything you need—without the oversized footprint or the maintenance costs that come with it.
In short, the Missing Middle is all about finding that balance between space and quality. We want homes that are just the right size, designed with the future in mind—homes that are sustainable, affordable to operate, and built to last. It’s time to embrace the idea that better, not larger, is the way forward.
